Solar Panels and a Mortgage Refinance: Clearing the Way
The panels are almost never the problem in a refinance. The recorded documents attached to them are, and the time to deal with those is before you apply.
A solar array on the roof is not, by itself, an obstacle to refinancing a New York home. What causes delay is the documentation attached to how the array was paid for. If you intend to refinance, start with that paperwork before you submit an application, because every fix runs at the speed of a third party you do not control.
What the new lender is actually looking at
A refinancing lender wants its mortgage in first lien position on clear title. So the title search decides the conversation, and there are three common findings:
- Nothing recorded. A cash purchase, or financing perfected only by a central financing statement, generally raises nothing on the title report.
- A fixture filing. Recorded in the county land records against your parcel, so it appears on the title commitment and the lender will want it released or subordinated.
- A lease or PPA document. A memorandum of the agreement may be recorded, and the lender will usually want the agreement itself reviewed and often a written consent or subordination from the provider.
The bottleneck in every one of those cases is the same: the finance or lease provider has a department that issues payoff letters, subordinations and consents, and its queue sets your timeline. Contact it first. Ask for the form the lender will need by name, and ask how long it takes in writing.
The re-amortisation trap
The tempting move is to roll the solar loan into the refinance. It lowers the monthly payment immediately, which is why it is offered, and it is frequently the more expensive choice.
A solar loan with, say, eight years left is being replaced by a balance amortised over the new mortgage term, often thirty years. Compare remaining interest on the loan you would retire against additional interest on the mortgage over its full term. Payment against payment tells you nothing; total against total tells you everything. Sometimes the trade is worth making for cash flow, but make it knowing the price.
Payoff is not release
If refinance proceeds pay off a solar loan, the filing does not disappear on its own. Ask the lender for a termination statement releasing the collateral, and ask your closing attorney to confirm it was actually filed. This is a five-minute task in the month of closing and a fortnight of chasing two years later when you sell.
What refinancing does not do to your incentives
Refinancing does not create a second bite at anything. The New York 25% credit capped at $5,000 on Form IT-255 attaches to the original qualified expenditure at your principal residence, so changing the mortgage behind it generates no new claim. If you have unused credit it continues to carry forward for up to five years from the original claim, subject to your actual state tax liability.
The RPTL 487 property tax exemption runs its own fifteen-year course on the added value, unaffected by the mortgage. It is available only for systems constructed before 1 January 2030, and only where your municipality, county and school district have each not opted out — three separate checks, and the school check does not exist in New York City, Buffalo, Rochester, Syracuse or Yonkers, whose school districts levy no separate property tax.
The bill does not care either
The Customer Benefit Contribution is set by the DC size of the array, on systems interconnected on or after 1 January 2022, and is charged monthly regardless of production or of who financed what. A 7 kW system in Orange & Rockland territory pays 7 x $1.00, so $7.00 a month or $84 a year. The same array on Central Hudson pays 7 x $1.67, about $140 a year. Refinancing moves none of that.
A sequence that works
- Order a title search or ask your attorney what is recorded against the parcel before you apply.
- Contact the solar finance, lease or PPA provider and request the payoff, subordination or consent process in writing.
- Ask the refinancing lender, in writing, exactly what it requires for a property with solar and in what form.
- Give the appraiser the system documents: size in kW DC, install date, interconnection and permission to operate, warranties and ownership status.
- After closing, confirm any promised termination filings were made.
One more thing to keep out of the arithmetic: the 30% federal residential credit is gone, terminated for expenditures made after 31 December 2025, with an expenditure treated as made when the original installation is completed. If a cash-out proposal justifies itself with a federal credit line, that proposal is materially wrong. Incentive rules change, so confirm the current position with the New York State Department of Taxation and Finance before you commit.
Frequently Asked Questions
Can I refinance a house with solar panels?
Usually yes. What slows it down is documentation — a fixture filing recorded against the parcel, or a lease or PPA that the lender wants reviewed and often subordinated. Start with the provider paperwork before you apply.
Should I roll my solar loan into the refinance?
Only after comparing totals. Re-amortising an eight-year balance over a thirty-year mortgage lowers the payment and can increase total interest. Compare remaining interest on the old loan with added interest over the full new term.
Does refinancing affect my New York solar tax credit?
No. The 25% credit capped at $5,000 on Form IT-255 attaches to the original qualified expenditure at your principal residence. Refinancing creates no new claim, and unused credit continues to carry forward for up to five years.
What do I give the appraiser?
System size in kW DC, the install date, the interconnection agreement and permission to operate, warranty documents and their transferability, and a clear statement of whether the system is owned, financed, leased or under a PPA.

Run the arithmetic on your own system
Check the dated program table and your arrangement before counting an incentive. Standard residential NY-Sun blocks are closed; Long Island Affordable Solar has a conditional income-verification route. The NY credit depends on qualified costs and tax liability, while the NYC abatement reduces future property-tax bills. The estimator keeps those timings separate.
