Solar Panel Cost in Commack, New York
Commack straddles two Suffolk towns, so which side of the line you live on decides your permit process.
Commack sits in western Suffolk County, and the first thing to establish about a solar project here is administrative rather than technical. ZIP code 11725.
Commack is split between two towns
The hamlet straddles the boundary between the Town of Huntington and the Town of Smithtown. They are separate authorities with separate building departments, separate requirements and separate turnarounds.
Two houses on opposite sides of the same road can face different processes. Establish which town covers your address before anything else, and ask your installer what that specific town is currently running at based on their own recent projects — a firm that works mainly in one may know nothing about the other.
Wooded lots
Western Suffolk is well treed and Commack’s lots are generously sized by Long Island standards, which cuts both ways: more room for an array, and more mature oaks casting long shadows at the low winter sun angle.
Insist on an on-site shading assessment rather than a satellite estimate, and ask what the model assumes about December and January. Where shading is severe, the honest options are a smaller array, a different roof plane, a ground mount if the lot allows, or community solar.
If tree removal is proposed, treat it as a decision rather than an assumption folded into the production estimate — it has real cost, sometimes a town permit, and a permanent effect on the property.
Roofs
Commack housing is largely post-war suburban, and roof age is the usual gate: under roughly ten years of shingle life left means re-roof first, because removing and reinstalling an array later costs considerably more than mounting on a bare roof.
Where an array is split across roof planes — common on colonials with additions — module-level electronics stop one orientation dragging on the other.
Wind load
Wind rather than snow is the Long Island design factor, though inland Commack is less demanding than the shore. Ask what load the racking is specified for and who confirmed it.
PSEG Long Island
Phase One net metering credits exports at the full retail rate and holds for 20 years from interconnection. Long Island retail rates are high, which is what makes each exported kilowatt-hour worth more here than upstate.
The Customer Benefit Contribution is $1.13 per kW-month of DC system size for 2026 — about $9.04 a month on an 8 kW system, roughly $108 a year, or $124 on a 11 kW system. Billed on capacity regardless of production and recalculated annually. Mass-market LIPA projects cannot opt into the Value Stack.
2026 incentives
The 30% federal residential credit is gone — section 25D was terminated for expenditures made after 31 December 2025, with an expenditure treated as made when the original installation is completed. Any quote showing a 30% federal line is overstating your net cost by thousands.
Still available: New York’s 25% credit capped at $5,000 on Form IT-255, which reaches leases and PPAs of ten years or more as well as purchases — a shorter lease does not qualify; the state sales tax exemption; and RPTL 487’s 15-year property tax exemption where your town, Suffolk County and your school district have not opted out. The RPTL 487 exemption is not automatic: file form RP-487 with your assessor by the taxable status date (March 1 in most towns; January 2 in Nassau towns; May 1 or June 1 in Westchester towns; set by charter in cities; usually January 1 in villages), and the system must be built before January 1, 2030 (RP-487 instructions). Suffolk school taxes are a large share of the bill, so start there.
NY-Sun is not on that list. Long Island’s last standard residential block closed in April 2016, and as of September 2026 NYSERDA has no open NY-Sun block for homes in any utility territory. Check NYSERDA’s NY-Sun dashboard for a new one. NYSERDA’s April 2026 NY-Sun Program Manual still lists one home incentive on Long Island that is not tied to a block: the Affordable Solar Residential Incentive of $0.40 per watt for income-qualified homeowners, paid to a participating NY-Sun contractor, who must pass it on in your contract. Ask the contractor to confirm funding is still available.

Independent New York solar research. We summarise NYSERDA, NY-Sun and federal programme rules from published sources and state plainly when a figure is an estimate. We are not a government agency and do not sell equipment.
Run the arithmetic on your own system
Check the dated program table and your arrangement before counting an incentive. Standard residential NY-Sun blocks are closed; Long Island Affordable Solar has a conditional income-verification route. The NY credit depends on qualified costs and tax liability, while the NYC abatement reduces future property-tax bills. The estimator keeps those timings separate.
