Estimate incentives

Solar Incentives in Brookhaven, NY

Brookhaven runs from the Sound to the ocean and contains more villages and school districts than any other Suffolk town. That makes the incentives an address-by-address question.

Brookhaven is the largest town in Suffolk County, running the full width of Long Island from the Sound at Port Jefferson and Miller Place to the Atlantic at Mastic Beach and the Moriches. ZIP codes include 11720, 11776, 11777, 11772, 11763, 11738, 11764, 11961 and 11967. That size is the reason the incentive answer here depends on your address rather than on the town.

What is actually available in 2026

The 30% federal residential credit is gone. For anything spent after 31 December 2025 the section is terminated, and 25D fixes the moment of expenditure at the point the original installation is completed. A homeowner buying in 2026 claims nothing federally, and a proposal still carrying a 30% federal line is materially wrong.

What remains is a state package:

  • New York’s 25% credit, capped at $5,000, on Form IT-255 — available on the house you live in, worth no more in a year than the state tax you owe, and open to long third-party arrangements: a lease or a power purchase agreement of at least ten years counts, and that floor binds both.
  • The state sales tax exemption on residential solar equipment.
  • RPTL 487, a 15-year property tax exemption on the added value, for systems constructed before 1 January 2030.

NY-Sun is not on that list. NYSERDA’s per-watt incentive used to be applied by your contractor as a price reduction, but on Long Island its last residential block closed on 17 April 2016, and its income-qualified Affordable Solar version has no open block for homes either. As of September 2026 NYSERDA has no open NY-Sun block for homes in any utility territory; check NYSERDA’s NY-Sun dashboard for a new one.

The property tax exemption is three checks, and Brookhaven makes that hard

RPTL 487 applies only where the municipality, the county and the school district have each not opted out. Those are three independent decisions and there is no single place that reports all three for you.

Brookhaven complicates each layer:

  • The municipality may not be the town. Brookhaven contains a long list of incorporated villages — Port Jefferson, Belle Terre, Old Field, Poquott, Bellport, Patchogue, Lake Grove and Shoreham among them — and a village can opt out by local law independently of the town.
  • Suffolk County is its own decision, separate from both.
  • The school district is separate again, and Brookhaven contains many of them. Sachem, Longwood, Comsewogue, Middle Country, Patchogue-Medford, Miller Place and William Floyd all serve parts of the town, and a district opts out by resolution.

Ask your assessor for your specific address rather than accepting a general answer from an installer. Two houses fifteen minutes apart in this town can land differently on all three.

The principal residence test cuts through the south shore

Form IT-255 ties the credit to where you actually live. The system has to be installed and used at your principal residence in New York; hold the house seasonally, keep it as a second home or let it out, and there is no credit to claim on it.

Brookhaven reaches the barrier beach and the bay communities, where seasonal use is common, and it also has a substantial rented and two-family stock inland. In both cases establish the answer before a proposal is built around the credit, because it is the difference between a $5,000 benefit and nothing.

For a tenant, the meter question decides it anyway — a system offsets only the meter it is connected behind, so a landlord’s array does not reach a tenant’s apartment. Community solar does, with no roof and no up-front cost, and its subscribers pay no Customer Benefit Contribution at all.

What PSEG Long Island charges

How much does the utility itself add? Since 1 January 2022 every newly interconnected system has carried the Customer Benefit Contribution, billed monthly against installed DC capacity. On PSEG Long Island the 2026 residential figure is $1.13 for each kilowatt:

  • A 6.5 kW system: $7.35 a month, about $88 a year.
  • An 11 kW system: $12.43 a month, about $149 a year.

Nothing about that figure is permanent — it is republished annually rather than frozen on the day you connect. What the array sends back is treated under a different mechanism entirely: Phase One net metering, full retail value, held for two decades from the date of interconnection.

Before any of that applies to you, confirm three things from the paperwork you already have: the utility name on your electricity bill, the municipality on your tax bill, and the school district that levies on it. PSEG Long Island serves most of Suffolk, but the Village of Greenport and Fishers Island run their own municipal electric utilities, and their customers are outside Public Service Commission jurisdiction — no state net metering, no contribution, no standardised interconnection process.

Two coastlines, two sets of constraints

On the north shore the bluffs at Old Field, Belle Terre and Miller Place bring setbacks and erosion-related restrictions into a site plan. On the south shore, low-lying property around Mastic, Shirley and the Moriches sits in mapped flood plain, which governs where the inverter, disconnects, meter and any battery may be mounted — usually above a specified elevation, which rules out the cheapest position on some properties.

Both coasts share the wind and salt questions. Ask what wind load the racking is specified for, what the fixings are made of, and what enclosure rating the outdoor equipment carries.

One town, dozens of answers

The point worth carrying away from a town this large is that almost nothing here is answered at the town level. The property tax exemption depends on a municipality that may be a village, a county, and one of many school districts. The income tax credit depends on whether the house is where you actually live. The permit depends on which of the incorporated villages, if any, your parcel falls in. Two neighbours in different districts can get different answers to the same question and both be right.

So collect the specific answers for your parcel from the bodies that hold them — the assessor for the exemption, the district for its resolution, your own bill for the utility — and treat any single figure quoted for “Brookhaven” as a starting point rather than a result. Programmes are revised and the contribution rate is reset annually, so verify the current position with NYSERDA and the New York State Department of Taxation and Finance before you sign.

Frequently Asked Questions

Why does the property tax exemption need three checks in Brookhaven?

RPTL 487 applies only where the municipality, the county and the school district have each not opted out. Brookhaven contains many incorporated villages and many school districts, so the municipality may be a village rather than the town, and Sachem, Longwood, Comsewogue and the rest each decide separately.

Does a seasonal house on the Brookhaven shore qualify for the state credit?

No. Form IT-255 requires your principal residence in New York, so a seasonal, second or rental property does not qualify. Establish that before a proposal is designed around the credit.

Can I still get Affordable Solar in Brookhaven?

No. Affordable Solar was NYSERDA’s income-qualified version of the NY-Sun incentive, which contractors used to apply as a price reduction. As of September 2026 NYSERDA has no open NY-Sun block for homes in any utility territory, the income-qualified blocks included, so it cannot appear on a quote today; check NYSERDA’s NY-Sun dashboard for a new one.

What does PSEG Long Island charge a Brookhaven solar customer?

The Customer Benefit Contribution at $1.13 per kW-month of DC system size for 2026 — about $88 a year on a 6.5 kW system and $149 on 11 kW. It is billed on capacity regardless of production.

How these guides are produced

Run the arithmetic on your own system

Check the dated program table and your arrangement before counting an incentive. Standard residential NY-Sun blocks are closed; Long Island Affordable Solar has a conditional income-verification route. The NY credit depends on qualified costs and tax liability, while the NYC abatement reduces future property-tax bills. The estimator keeps those timings separate.
